Neither one changes whether you get an offer. Bad roofs, dead furnaces, failed foundations, fire and water damage, open code violations. None of it gets fixed before closing and none of it needs to be.

Where the house sits does change one thing. Most of Summit County has no point-of-sale inspection, so in Akron, Stow, Barberton, and Tallmadge a house can transfer as it stands. Twinsburg, Macedonia, and Northfield want an exterior inspection first, and Coventry looks at the well and septic. Cross into the Cuyahoga County suburbs and it gets heavier fast. A few of them hold an escrow worth up to 150 percent of the repair estimate until the work is finished to code. We work with whichever set of rules your address falls under.

Forty years of furniture. A basement of tools nobody has touched since your dad stopped going down there. Boxes in the attic you can't bring yourself to open and can't bring yourself to throw away.

A Tenant Who Won't Let Anybody in the Door

Then don't try to get them out first. We buy occupied rentals with the tenant still in place, which means you stop being the one who has to file, serve, and wait on a court date.

It helps to know what actually travels with the house. In Ohio a lease and a deed are separate documents, so an existing lease survives the sale and the new owner steps into it as the landlord, bound by the same terms. A month-to-month tenancy can be ended, but only with at least 30 days' written notice ahead of the rental date. The security deposit moves too, either to us at closing or back to the tenant.

All of that stops being your problem and becomes ours.

Back Taxes and a Sheriff Sale Date Getting Closer

Delinquency in Summit County runs on a clock. Once a parcel has been certified delinquent for a year it can go into the county's tax certificate sale, and whoever buys that certificate collects simple interest that can run as high as 18 percent a year. You keep the right to enter a redemption payment plan during that first year. After the year is up, and any time before six years pass, the certificate holder can file to foreclose.

The window narrows on the county's schedule, not on yours. We pay the delinquent taxes at closing and cover the closing costs, and you still choose the closing date while there's a choice left to make.
